Land development projects set the stage for more spaces to play, build and live in Blatchford

Creating more green spaces for residents and visitors to enjoy. Preparing more residential land stages for home builders to buy and build on. Adding more diversity in home options with the onboarding of several new builders. There’s something for everyone to get excited about with the projects in play this land development season.

About land development in Blatchford 

The City is Blatchford’s land developer. Similar to a private land developer, it’s responsible for developing the land and selling it to home builders.  

Land development status in Blatchford can be looked at in three general phases: 

  1. land stages that are being planned
  2. land stages that are under construction
  3. land stages that are fully constructed and have parcels that can be sold to home builders

Land development status in 2026

Land for homebuilders

  • The City is developing 276 acres on Blatchford’s 536-acre site to sell to home builders. In 2026, a total of 63% (174 acres) of that 276 acres is either fully constructed, under construction, or in the planning stage. That’s up from 57% at year-end 2025 and 42% at year-end 2024. 
  • Land that’s been fully-constructed by the City includes the sites for seven upcoming 4-6 storey apartment buildings. Three home builders have started construction on these seven this year. Along with introducing the first apartment-style rentals to Blatchford, some of these higher-density buildings will also bring the first ground-floor retail spaces to the community. We’re pleased to onboard several new builders for these projects and look forward to sharing more about them in future newsletters.  
536 acres: 276 for homes; 260 for roads, parks, utilities, etc.

Land for community infrastructure and public spaces

  • The City is developing the other 260 acres of Blatchford’s 536-acre site for community infrastructure and public spaces – things like roads, parks, gathering spaces, and public utility lots (stormwater ponds, energy centres).
  • A water-side promenade and a second linear park are among the Blatchford green space projects underway by the City in 2026.

Water-side promenade: The 430-metre water-side promenade will run alongside the existing stormwater pond on the opposite side from the existing recreation trail. This paved public walkway will offer residents and visitors an outdoor space to enjoy leisurely scenic strolls, socializing and sitting and relaxing.  

Second linear park: The second linear park will be on the west side of the development, spanning about 1.21 acres from Lois Argue Road, crossing Alpha Boulevard, and ending at the existing stormwater pond. Blatchford’s first linear park, Littlewood Park, has proven quite popular – particularly the playground and community garden plots. 

  • Our approach to designing parks and open spaces in Blatchford is to encourage both human connection and a connection to nature. Existing examples include: the Tomato Playground, community garden plots, stormwater pond viewing deck, and the combination of boardwalks, footbridges, paved pathways and gravel trails throughout the neighbourhood.
